950 Tennessee Street is a 4-story residential project located in the heart of San Francisco’s Dogpatch Historic District. Oryx acquired the site – previously a light industrial building – in December 2015 and obtained unanimous Planning Commission approval December 2016. Oryx worked with its “high net worth” family office investment client to implement a tax strategy to transfer the asset to the next generation and successfully sold the entitled project in July 2017. The project construction was completed in 2020.
The project includes a mid-block pedestrian passage, below-grade parking and a roof-top deck. It is walking distance to UCSF, Pier 70, the new Warriors stadium, the Muni T-line, and 22nd Street retail.
