Oryx acquired this asset in January 2020 with the objective of retrofitting the vacant facility into a new high quality assisted living facility to be owned as a long-term investment. The facility will be leased and operated by Oryx’s affiliated company, A&A Health Services, as a social rehabilitation facility for adults with mental health needs.
The property is made up of two primary two-story resident buildings with a single-story common amenity building joining them together. The buildings will be improved to accommodate approximately 46 residents. Oryx commenced design immediately after acquisition. The property currently has significant deferred maintenance and will require new foundations, HVAC and Fire & Life Safety systems, and other comprehensive upgrades that will return the structures to their historic beauty while ensuring modern functionality for the intended use. Demolition began in early October 2020 and construction will be completed by December 2021.
